What is the real difference between the two?
A repair is local and a replacement is total. A repair swaps failed shingles, a split pipe boot, a run of valley metal or a cut-out square of decking, and the surrounding field stays untouched. A replacement tears off everything down to the sheathing and rebuilds underlayment, flashing, field and ridge.
The price gap follows. Repairs around Fulshear run $485 to $1,535. A full architectural shingle replacement runs $7,500 to $16,500, based on 2026 Houston-area price guides.
When does a repair still make sense?
A repair makes sense when the damage is confined and the rest of the shingles are still flexible. A limb punched through one plane, a boot that perished over a vent, flashing that pulled away from a chimney — all of these are local faults on a roof that is otherwise doing its job.
The test is what happens when a roofer walks the field. Shingles that flex underfoot take a repair. Shingles that crack as weight comes onto them mean each repair breaks the tabs beside it, and the work never ends.

What are the five signs pointing to replacement?
Widespread granule loss, brittle tabs, leaks in separate planes, a sagging deck line and a roof past its service life all point to replacement. One of these on its own is a conversation. Three together settle it.
- Granules filling the gutters after every rain. The protective layer is gone across the whole roof, not in one spot.
- Tabs that crack rather than bend. The asphalt mat has hardened, so the shingles have stopped behaving like a waterproof layer.
- Leaks appearing in unconnected places. Separate entry points on different slopes mean the assembly is failing, not one detail.
- A dip along the ridge or in the field. Decking that absorbed water has lost stiffness, and it has to come off to be replaced.
- Age. A covering at the end of a typical asphalt service life in Gulf Coast sun is spending money that belongs in a replacement.
Why does roof age matter more in Fulshear?
Because so much of the city's housing stock went up inside the same short window. Fulshear was a farming community of barely a thousand people until Cross Creek Ranch opened for home sales in 2008. The master-planned communities filled in from there, and the Census has ranked Fulshear among the fastest-growing cities in the country since.
The practical consequence is that a large share of local roofs are first-generation asphalt laid within a few years of each other. They reach the end of their service life at roughly the same time, and one bad hail season pushes many of them over the line together.
How is the decision made?
- Get a documented condition assessment rather than a quote for one specific job.
- Ask the roofer whether the shingles flex or crack, and ask them to photograph it.
- Compare a patch quote against a replacement range before committing to either.
- Where a storm is involved, document the damage before any repair covers it up.
- Agree a per-sheet rate for replacement decking in writing, whichever route you take.
